Rental Registrations & Inspections

The Belton City Council approved a Rental Registration and Inspection Program for all rental units in the city limits on October 10, 2023 by Ordinance No. 2023-4810. As part of this amendment, a $20 per unit rental registration fee is required annually. This fee will cover the costs of registration and inspections for the unit (separate fees for re-inspections may apply). Program, registration, and inspection details can be found in the tabs below.

The Belton City Council approved short-term rental regulations on November 25, 2025 by Ordinance No. 2025-4950(PDF, 7MB). Short-term rentals are limited to the Old Town Belton Redevelopment Area and on large single-family lots over 3 acres in size, except for temporary short-term rentals with exceptions modified by Ordinance No. 2026-4965(PDF, 2MB) . Temporary short-term rentals are only allowed to operate during the FIFA World Cup special event period starting June 1, 2026 and ending on July 31, 2026.

Rental registrations and short-term rental registrations must be applied for through the online portal. Select "Apply for New Licenses." Types will be either "rental registration" or "short term rental." Select either "12-month" or "temporary" subtypes for short-term rentals and provide the required information.


Tenant Responsibilities

Tenants should:

  1. Pay rent on time.
  2. Use reasonable care and not damage property.
  3. Properly dispose of garbage.
  4. Refrain from taking on additional occupants or subleasing without the
    landlord’s written permission.

Landlord responsibilities

Landlords should:

  1. Make property habitable before tenants move in.
  2. Make and pay for repairs due to ordinary wear and tear.
  3. Refrain from turning off a tenant’s water, electricity or gas.
  4. Provide written notice to tenants when ownership of the property is transferred to a new landlord. Not unlawfully discriminate.
